Triangle Systems, Inc. Centralizes National Warehousing at Union Seventy Center Business Park

Leases 167,600 SF from Clark Properties

ST. LOUIS - Triangle Systems has consolidated its national warehousing operations in 167,600 square feet of distribution space at Union Seventy Center Business Park in north St. Louis. Clark Properties is the developer of the 173-acre business park located at Union Blvd. and Interstate 70.

Triangle, a division of Clayton-based idX Corp., stores, assembles and installs retail store fixtures.  Major clients include Guess, Ralph Lauren, Polo, DKNY and Jones of New York. 

Triangle previously leased smaller warehouses in metro St. Louis and in Cincinnati, Ohio. "We like working with Clark Properties," said Scott Norvel, vice president of operations for Triangle Systems. "We are impressed with their flexibility, creativity and can-do attitude in meeting our needs.  We previously leased 85,000 square feet from Clark at a building they manage at Riverview Industrial Center.  When we quickly outgrew that facility, they worked with other tenants at Union Seventy Center to free-up space for us.  Ultimately, after evaluating multiple alternatives in St. Louis, we selected Union Seventy as our national warehousing base."

The space flexibility of Union Seventy was another key factor in Triangle's decision. "In our business, opportunities literally materialize overnight.  I can get a call that immediately puts me in the market for an extra 30,000 square feet of space. Union Seventy can respond to that need."

"The configuration of Union Seventy Center lends itself to flexible use. It is a real strength of the development," said Wayne Weidemann, Clark vice president. "We capitalize on that flexibility by partnering with tenants.  Our standing as the low-cost provider of high-quality space enables us to help them solve problems in a way that builds their bottom line."

Triangle Systems will have four to six permanent employees at the warehouse in addition to a large number of as-needed temporary workers.

Currently, approximately 450,000 square feet of space (including upper floors) is available for lease at Union Seventy, which contains a potential 2.2 million square feet of bulk distribution/manufacturing /fabricating space. Of that total, 1.6 million square feet has been renovated.  In addition, 10 acres of developed land are available for sale.

Distribution/warehouse space is offered at $1.98/SF to $3.30/SF including taxes, insurance and common area maintenance. Land is quoted from $2.50/SF. The largest remaining

site covers 3.6 acres. The business park is in a Missouri state enterprise zone and qualifies for 25-year real estate tax abatement from the City of St. Louis.  

Clark Properties also has 84,408 square feet available at Riverview Industrial Center in the warehouse vacated by Triangle Systems.
