Bakers Footwear Group is consolidating two existing distribution centers into one location, taking 107,101 square feet of warehouse/distribution space at Union Seventy Center.
Based in St. Louis, the footwear retailer is headquartered at 2815 Scott Ave. From Union Seventy Center, Bakers will store, sort and distribute shoes and accessories to its more than 200 stores across the United States.
“We were attracted to Union Seventy Center because it offers exceptional value for the lease rate, a secure business environment and flexible space arrangements not offered elsewhere,” said Stan Tusman, executive vice president, Bakers Footwear Group. “We will now have the space to expand as needed, which is a critical element. And, we wanted to consolidate our distribution in St. Louis because of its central location and ideal highway access.”
The 1.6 million-square-foot Union Seventy Center, managed by Clark Properties, offers very competitive lease rates and flexible lease and space configurations for both short and long-term leases. Bakers’ five-year lease includes 29,656 square feet of first-floor space and 77,445 square feet of second-floor space. The footwear retailer will have the ability to expand by an additional 57,800 square feet of space over the term of its lease.
Wayne Weidemann, vice president, represented Clark Properties and Jeff Winzerling of Envoy Commercial Real Estate represented Bakers Footwear in this transaction.
“This agreement not only allows Bakers to lock in to today’s low rental rates for an extended period, but also, because this expansion space is on the lower-priced second floor, Bakers’ average rental rate will decrease as the company grows,” observed Winzerling.
Major users in the 160-acre Union Seventy Center Business Park include Arrow Speed Warehouse, Laidlaw Transit, Inc., Lanter Logistics, MFR Tire Service, Inc., OKI Bering, Pepsi, Recall Total Information Management, Save-A-Lot, Ltd., Smurfit-Stone, Triangle Systems, USF Logistics, U.S. Postal Service and U.S. Tire & Exhaust, among others. The industrial park offers convenient access to the area’s interstate system via I-70.
